Take the pressure off with aligned safety checks

Across any two-year period, every Victorian rental property which has gas and electrical appliances needs the same four safety checks: one gas check, one electrical check and two annual smoke-alarm checks.
The legislation is fixed — but the experience of meeting it isn’t. How those checks are scheduled can either increase pressure or make the entire process feel much smoother.
So long as they are conducted before their expiry date, checks can be aligned so everything fits a cleaner, more manageable rhythm for you, your owners and your renters.
This is why when legislation was first introduced in 2021 and we responded to a client’s request to do their safety checks, we immediately saw the benefit of aligning them into one visit.
The original - All Major Checks in One Year
When expiry dates fall within a few months of each other, completing all major checks in one year, followed by a smoke-only visit the next year, is often the easiest approach for everyone:
Year 1: Gas + Electrical + Smoke
Year 2: Smoke
The result? Fewer visits, less disruption to renters, one annual invoice, and a simpler schedule for everyone.
A fresh approach to alignment
We’ve recently updated our systems to better fit the varied expiry date patterns across a large rent roll. You’d told us that always aligning into 3 checks in one visit could be confusing - and we listened.
Where it makes sense for your property, our platform will align checks differently to reduce complexity and make compliance smoother:

The all new 50:50 - Gas + Smoke / Electrical + Smoke
When the expiry dates for gas and electrical checks are far apart, we’ve updated our system to split the checks as below:
Year 1: Gas + Smoke
Year 2: Electrical + Smoke
This still results in one annual visit for safety checks, minimising disruption to renters and admin for property managers.
With either alignment, the cost is the same - $650+GST over two years, saving you $200+GST off individual checks.
Of course, you can always choose separate visits for each check If you prefer to keep each safety check as a standalone visit, that’s fine too:
Year 1: Gas check
Year 1: Electrical check
Year 1: Smoke-alarm check
Year 2: Smoke-alarm check
Some prefer this traditional scheduling method, although it does create more admin, more invoices, more opportunities for cancellations, and more disruption for renters.
It also costs a total of $850+GST over a 2 year cycle - $200+GST more than if your safety checks are aligned.
