Frequently Asked Questions
Everything you need to know about QLD smoke alarm requirements
What are the QLD smoke alarm requirements?
As of January 1, 2027, all Queensland homes must have interconnected photoelectric smoke alarms in all bedrooms, hallways, and on every level of the property. Owner-occupied homes have until 2027 for existing homes sold.
How many smoke alarms do I need?
Smoke alarms must be installed:
on each storey
- in each bedroom
- in hallways that connect bedrooms and the rest of the dwelling
- where there is no hallway, a smoke alarm must be installed between the bedroom and other parts of the storey - where there are no bedrooms on a storey, at least one smoke alarm must be installed in the most likely path of travel to exit the dwelling.
Use our calculator to give you the exact number based on your property.
What type of smoke alarms are required?
Queensland requires photoelectric smoke alarms that are hardwired or have a 10-year lithium battery. All alarms must be interconnected so when one sounds, they all sound.
How long does installation take?
Most installations take 1-2 hours depending on the number of alarms. We'll have you compliant before lunch!
Do you provide a compliance certificate?
Yes! Every installation comes with your compliance certificate emailed to you immediately after completion. This proves your property meets QLD legislation.
What warranty do you offer?
All our smoke alarms come with a 10-year manufacturer warranty. We also guarantee our workmanship for the life of the alarms.
I have working smoke alarms already - does that mean I'm covered?
Functioning alarms are not automatically compliant. Current legislation requires photoelectric, interconnected smoke alarms that meet specific installation standards. Older or battery-only alarms may still operate but fail to satisfy today’s legal requirements.
I'm selling my house - can the new owner deal with the new smoke alarms once the property has sold?
Vendors are legally required to ensure smoke alarms are compliant prior to sale. Failure to do so can delay settlement and may result in financial penalties — currently set at 0.15% of the purchase price in applicable jurisdictions.

About Smoke Alarm Compliance in Pimpama
Carved out of the former cane fields and rural land between the Gold Coast and Logan, Pimpama (4209) is one of South-East Queensland's fastest-growing master-planned communities. The suburb's housing stock is almost entirely modern — think double-storey rendered brick-and-tile homes, single-storey slab-on-ground houses, and townhouse complexes built predominantly from the mid-2000s onward by developers such as Mirvac (Coomera Waters) and various smaller estates. Because virtually every dwelling is a contemporary build, homes in Pimpama often already have at least one smoke alarm fitted to the original electrical circuit — but those alarms are typically the older 240V ionisation type, or single-station photoelectric units that are not interconnected, which does not meet the 2027 standard.
Queensland's Fire and Emergency Services Amendment Act requires all owner-occupied homes to have interconnected photoelectric smoke alarms installed in every bedroom, every hallway serving bedrooms, and on each storey by 1 January 2027. For Pimpama homeowners this means the existing builder-grade alarms almost certainly need replacing or supplementing — particularly in the larger four- and five-bedroom homes that are common in this estate-dominated suburb.
- Multi-storey homes need alarms on every level, including the garage-access entry floor
- Open-plan layouts require careful positioning to cover hallway-adjacent living zones
- Interconnection means when one alarm sounds, all alarms sound — older standalone units cannot fulfil this requirement
- A compliance certificate is increasingly requested by conveyancers at point of sale
Serving Pimpama Home Owners
Our licensed electricians cover Pimpama as part of a regular Gold Coast Northern Corridor run that also takes in Coomera and Upper Coomera, so there is no travel-cost premium for this suburb. On install day a single electrician typically needs 60–90 minutes for a standard four-bedroom two-storey Pimpama home. We replace or supplement existing alarms with 10-year sealed lithium photoelectric units, wire them into a single interconnected circuit, and test every alarm before we leave. You receive a written compliance certificate the same day, valid for the purposes of Queensland's 2027 owner-occupier deadline and accepted by conveyancers for property sales.
Everything is included in the quoted price — the alarms themselves, all cabling, ceiling patching where needed, and the compliance certificate. The 10-year sealed lithium battery means no annual battery changes for the life of the unit, which suits the owner-occupier market in newer Pimpama estates where families want a fit-and-forget solution. If you are also responsible for a rental property nearby in Willow Vale or Coomera, we can schedule both addresses on the same visit to keep costs down.
Pimpama Smoke Alarm FAQs
Q: My Pimpama home was built around 2015 and already has smoke alarms — do I still need to do anything before 2027?
A: Almost certainly yes. Most homes built in Pimpama during the 2005–2018 period were fitted with 240V ionisation alarms, or photoelectric alarms that operate as standalone units rather than as an interconnected system. Queensland law from 1 January 2027 requires photoelectric technology and full interconnection across every bedroom, hallway, and storey. A quick inspection will confirm whether your existing alarms can be brought into compliance or need replacing.
Q: My house is double-storey — does the upper floor count as a separate storey requiring its own alarms?
A: Yes. Queensland's legislation treats each storey as a distinct zone requiring at least one alarm, plus alarms in every bedroom and hallway on that level. For a typical two-storey Pimpama home this usually means a ground-floor hallway alarm, a first-floor hallway alarm, and individual alarms in each bedroom — all interconnected so that a trigger on one level activates every alarm in the house simultaneously.
Q: Do I need a compliance certificate if I'm not selling my Pimpama property — just living in it?
A: The 2027 deadline applies to all owner-occupied homes regardless of whether a sale is planned. While the certificate is not a statutory document you must hold at home, it is the practical proof that compliant work was carried out by a licensed electrician. Conveyancers and buyers' solicitors in the Gold Coast and Logan markets are increasingly requesting it at settlement, so having it on file is straightforward protection.
